If i had like sufficient money here are some ways:
  1. Lend money to mid-sized businesses. Like, a company needs 5 million for equipment, you give them the loan, they put up their stuff as collateral. You get like 10-13% a year. Defaults are low, like around 2-3%, and even when someone defaults you take their equipment and sell it. 
  2. Buy buildings, lease them to solid companies on long leases. Like a Walmart or something. 20 year lease, they pay everything: taxes, repairs, etc. You just collect rent then every year the rent goes up 2-3% automatically because that's in the contract. Over time you're making 10-14% a year.
  3. Own productive agricultural land then lease to farmers. Historical returns of 10-12% annually combining rental yield (3-5%) and land appreciation (5-7%).
